Grass on the Sammamish Plateau
Hydroseeding in Sammamish means seeding lawns on a plateau, at around 397 feet, with Lake Sammamish to the west and the Snoqualmie Valley to the east. The city also holds smaller lakes: Beaver Lake and Pine Lake are the biggest, and Yellow Lake is a major lake in Klahanie. With that much water nearby, keeping soil on your lot is as important as getting grass to grow.
Lake-side lots
On properties that drain toward Beaver Lake, Pine Lake or a stream, we set sediment control first. Silt fence along the downhill edge and quick hydromulch coverage keep fine soil from washing out during the weeks before the grass is established.
Older subdivisions
Sunny Hills was built in the 1960s, and suburban homes followed through the 1970s and 1980s. Many of those lawns are now thin, mossy or full of weeds. Lawn renovation here often means aerating, top-dressing with topsoil and overseeding, or stripping and hydroseeding when the old turf is beyond saving.
New construction and the town center
Sammamish incorporated in 1999, annexed Klahanie in 2016, and began construction on the largest phase of its town center in 2024. Builders on the plateau need silt fence, inlet protection and a stabilization plan, then a finish hydroseed once grading is complete.
Near the Issaquah Alps
The city sits in and near the Issaquah Alps, a westward extension of the Cascade foothills, so some lots have real slope. Banks get blankets or a sprayed bonded fiber matrix; flatter yards get a standard lawn mix with fiber mulch.

Sammamish Questions
My house backs onto Pine Lake. What stops our dirt from reaching it?
We put silt fence on the lake side before any soil is worked and cover bare ground with hydromulch the same day we seed.
Is it worth renovating a 1980s lawn or should I start over?
If at least half the turf is healthy, aeration and overseeding are usually enough. If it is mostly moss and weeds, stripping and hydroseeding is often cheaper long term.
Can you seed after the town-center style construction on a commercial lot?
Yes. We do construction hydroseeding for final stabilization along with silt fence and inlet protection.
What about the steep side of my lot facing the foothills?
Steep banks usually get a bonded fiber matrix or blankets instead of a plain lawn mix, so the slope holds through winter.
