Logged, then farmed, then built out fast: Redmond's soils carry that whole history.

Seeding Grass in Redmond
Hydroseeding in Redmond starts with where your lot sits. Downtown lies just north of Lake Sammamish, and the Sammamish River runs north from the lake along the west edge of downtown. Education Hill rises north of downtown. Valley ground near the river and hillside ground on the slopes need different prep, and we plan seed, mulch and erosion control around that.
From timber to farms to subdivisions
Logging expanded here after a railway station opened in 1889. Heavy cutting depleted the forests, mills closed, and the cleared land became farmland. Later annexations between 1951 and 1967 grew the city more than 30 times in area. A lot of today's lawns sit on that old farm ground, which tends to be workable, though decades of grading can bury good topsoil under fill.
Building pace
Redmond went from 54,144 people in 2010 to 73,256 in 2020. New construction means bare soil, and bare soil in a wet Redmond winter means sediment. We install silt fence along property lines and in front of storm inlets, then hydroseed with a fiber mulch so the surface is covered quickly.
Weather to plan around
Redmond's averages show 35.96 inches of precipitation a year, with November the rainiest month and sunny weather from June to September. We like early fall for new lawn installation here. Summer seeding is possible, but a sprinkler plan is not optional.
Near Marymoor and the river
Marymoor Park, King County's 560-acre park, sits along the river valley. Lots near low ground by the river can stay wet longer in winter, so we pay attention to drainage and finish grade before seeding, and suggest a grading crew for trenching or a drain line if water pools.

Redmond Questions
My Redmond yard was regraded during construction. Is the topsoil gone?
Sometimes. We check the surface, and if it is mostly compacted subsoil we recommend spreading topsoil before seeding.
Does a lot near the Sammamish River need anything special?
Low ground can stay saturated in winter. We look at finish grade and drainage first, because seed struggles in standing water.
Can a builder get silt fence and hydroseed from one crew?
Yes. Silt fence and drain inlet protection can go in at the start of the job, and we come back to hydroseed once the final grade is done.
How soon can kids and dogs use a new hydroseed lawn?
Light use usually after the first two or three mowings. Heavy play is best held off until the lawn has filled in.
